The Heated Rivalry Cottage Is Officially Open for Bookings
The cottage that defined the final chapter of HBO’s Heated Rivalry is moving from fiction into real life. Barlochan Cottage, the lakefront retreat where Shane Hollander and Ilya Rozanov finally confronted what had been building between them, officially opens for bookings on March 3 at 12 p.m. ET.
The property is listed on Airbnb, and the price includes a small detail fans will notice right away. Select weekends in May are listed at C$248.10 per night, about $181 USD. The number is a nod to Shane and Ilya’s jersey numbers in the series, 24 and 81, combined into one rate.
This symbolic rate applies to a limited early window. General summer bookings open on June 1, and Airbnb has confirmed that updated pricing will be announced then.
From Fictional Montreal To Real-Life Muskoka
In the series, the cottage is set just outside Montreal and belongs to Shane, captain of the fictional Montreal Voyageurs. Off-screen, the real property is located in Muskoka, Ontario, roughly 200 kilometers (124 miles) north of Toronto.
The home rests along the shores of Lake Muskoka, one of Ontario’s most recognizable cottage regions. The drive from Toronto Pearson Airport takes roughly two hours, placing it close enough for a weekend trip yet far enough to feel removed from city life.
Muskoka has long been associated with summer retreats, and now one of television’s most talked-about romances has officially joined that landscape.
The Architecture Behind The Scenes

Barlochan Cottage was built in 2020 and designed by Canadian architect Trevor McIvor. The structure was originally a private residence before becoming a filming location.
The two-story retreat was constructed as a four-season getaway using a prefabricated Douglas fir structure shaped around the Canadian Shield topography. The exterior features a natural wood finish paired with black accents, blending into the surrounding greenery and rock formations.
Floor-to-ceiling windows define much of the home’s design. Despite the dramatic glass façade, architects have stated that the property is difficult to spot from the lake and offers strong privacy from within.
The layout centers around a large open-plan living space framed by lake views. Three bedrooms branch off the main area, and each bedroom includes a king-sized bed.
What Guests Can Expect
Guests who secure a reservation will have access to the entire property. The home includes a private dock that extends onto the lake, along with a home gym inside the cottage.
The kitchen features wide counters and a central island, designed for group meals and late-night conversations. The main living area includes a wall-mounted television and expansive glass walls overlooking the water.
Outside, visitors can use the firepit and hot tub, both of which appeared in scenes that shaped the final episode. The owner of the cottage has chosen to remain anonymous, but worked closely with Airbnb to prepare the listing.

The cottage is central to the Heated Rivalry season finale. After episodes built around secrecy and hotel-room meetings, Shane invites Ilya to his summer home, a place connected to his family and personal life.

Airbnb has confirmed that a donation will be made to the Children’s Foundation of Muskoka in connection with the listing. The organization provides resources to children from economically disadvantaged households in the region.
The listing also places Barlochan Cottage among other film and television properties that have become short-term rentals, including recognizable homes tied to major franchises.
